Is this a good time to sell? 

The answer to this important question is dependent on many factors including:  general economic climate; inventory of competing homes for sale; current buyer and seller activity levels; mortgage rates; property condition;  and the seller's requirements for price and timing.  The best way to provide accurate, timely answers is to arrange to meet with a Hagner agent to assess your home and the best strategy to meet your goals.

How do you estimate the value of my home? 

Using an extensive array of data, your Hagner agent will carefully review recent listings and sales of comparable properties, how long they took to sell, a comparison of listed price to final sales price, and the features and benefits of these properties.  Your agent will then conduct a detailed walk-through of your home to assess how it compares to other homes listed and sold, as well as its condition, strengths, and unique features.  At this point, your Hagner agent will prepare a very detailed Competitive Market Analysis ("CMA") and again meet with you to recommend a price range.  Various items from landscaping to painting to moving furniture and best 'staging' of the property will be reviewed to maximize the probable selling price of your home. 

How long will it take for me to sell? 

Days On Market ("DOM") are a function of correct pricing, timing, location, preparation, market conditions and competition.  As part of the CMA, your Hagner agent will provide you with current information concerning probable DOM.

What can I expect in a purchaser's offer? 

Basically, in a strong Sellers' Market (low property inventory, high buyer interest and rising prices), buyer offers typically contain few contingencies and are close to, or even above, the asking price.  In a strong Buyers' Market (high property inventory, low buyer interest, dropping prices), offers come in lower and slower with more contingencies favoring the buyer (inspections, financing, and others).  Most of the time, the real estate market is somewhere in between these two extremes  Your Hagner agent will keep you apprised with current information on what to expect and how to best deal with every aspect of the process.

What are the commission charges and other transaction fees I should expect to pay? 

Hagner is a full-service real estate broker - we prepare and launch an extensive and effective marketing plan for each and every home we list.  We believe quite strongly that this is the only way to insure that we meet the most important expectation of almost every seller - obtaining the highest price as quickly as possible.  We also know that there is a liklihood that an agent from another broker in our real estate community may bring the best buyer if they are attracted to the property.  For this reason, we find that a 6% commission is appropriate and we offer a full 50% of this (3%) to the agent who procures a satisfactory buyer.

Where can I find companies to help me ready the property, assist with the closing and help with the many details involved in the transaction? 

Randall Hagner does not endorse any firm or vendor outside of our purely real estate operations, nor do we accept fees or favors from them.  That being said, after over 100  years of real estate sales, we have compiled, refined and continuously updated a service directory for your use.  Included in Hagner's "Give 3" directory are everything from painters, cleaners, plumbers and carpenters to title/closing companies, landscapers and lenders.  "Give 3" is so named because we believe our clients should have at least 3 companies from each service or trade to choose between.
