Is this a good time to buy? 

The answer to this question varies with the availability of homes for sale, neighborhoods, price range, general economic conditions, buyer and seller flexibility and a host of other specific factors.  Prior to investing your time touring properties,  your Hagner agent will meet with you and review an extensive checklist of items to target your search and best utilize your time and resources.

What is a Buyer Agent? 

A Buyer Agent is your exclusive representative, entrusted with advocating your interests in the home purchase.  Your Hagner Buyer Agent will work hard to locate the best property and negotiate the best terms in the contract for you.  We encourage all purchasers to utilize the opportunity to have their own advocate in the extremely important process of purchasing a home.

How and when can I find out what I can afford to spend? 

Please go to our "Home Affordability Calculator" on this site to estimate your purchasing power.  Very early in the process, your Hagner agent will provide you with a list of at least 3 reputable area lenders who, in complete confidence, will determine your buying power and, if you wish, approve you for a loan.  In this way, you will be able to write an offer on a property already knowing that you can afford it.

I will have to sell my current home when I buy a new one - how should I time the sale and the purchase?

What items should the Seller be prepared to negotiate with me?  It is always easier to purchase a new home with your 'old' home already sold.  However, there can be situations where this scenario isn't the best solution.  Your Hagner agent will apprise you of the best strategy for you.

What costs, in addition to the sales price, can I expect? 

There are various and sundry costs of the tranaction which the Hagner agent will provide to you early in the process in written form using a "Buyer Net Sheet".

Can you provide referrals of companies to help with all the tasks associated with the home purchase process? 

We do not endorse anyone outside of our own company, nor do we accept fees or favors from any outside vendors.  That being said, our many years in the residential brokerage business have afforded us a wealth of experience with area contractors, repairmen, lenders, settlement companies, insurers and virtually every type of service provider related to the sale and purchase of homes.  Your Hagner agent will provide you with a copy of our "Give 3 Directory", so named because we suggest that you select from no less than 3 possible vendors for the best price and service.
